How Much Space Per Piece of Equipment? The Complete Commercial Gym Spacing Guide

So the single most common question I get is also the most boring one. How much space do I actually need per piece of equipment.

It is boring right up until you get it wrong. Get it wrong and you have a gym where two people cannot use adjacent machines without bumping elbows. Get it wrong the other way and you have paid for square footage you are not using. Here are the real numbers.

The numbers, by equipment type

These are working ranges for a commercial floor, including the clearance a real person needs to use the machine safely.

Treadmills and cardio: 25 to 35 square feet per unit. The machine is small, but you need walk-on and step-off room, plus a buffer between units so nobody clips a neighbor.

Selectorized strength machines: 30 to 40 square feet each. The footprint is modest but the weight stack and the seat adjustment swing eat space.

Free weight benches and racks: 40 to 50 square feet per station. This is where people underestimate. A squat rack needs room to load and unload a barbell on both sides, plus a safety buffer for a missed rep.

Functional and turf zones: 100 to 200 square feet minimum. Sleds, battle ropes, and dynamic movement need open lanes. You cannot pack this zone like a machine row.

Stretching and floor area: budget 50 square feet per person you expect at once.

A useful rule of thumb for the whole building: plan 25 to 50 square feet of usable workout space per member you expect during peak hours. Boutique studios run tight. Big-box gyms run loose.

Clearance is the part that bites you

Footprint is not the real number. Clearance is. The walkways between equipment rows should run 3 to 4 feet at minimum. Main thoroughfares, the lanes people actually move through, need 5 feet or more.

Here is the test I use. Can two members walk past each other in opposite directions without either of them turning sideways. If the answer is no, the aisle is too narrow, and at 6pm it becomes a traffic jam.

Free weights need extra room on all sides. A bench press is not just the bench. It is the bench, plus the loading zone, plus the spotter, plus the person who walks behind without getting clocked by a swinging plate.

Why density is the wrong goal

There is a temptation to cram. You paid for the square footage, so you want to fill it. More equipment means more members can train at once, which means more revenue, right. Not quite.

A crammed gym feels crammed. Members notice. The free-weight area that is technically full but practically unusable at peak is the area people complain about and quietly stop using.

The goal is not maximum equipment. The goal is maximum usable capacity at your busiest hour. Those are different numbers, and the gap is exactly the clearance you were tempted to cut.

How to actually plan the layout

Start with your busiest hour, not your equipment list. Figure out how many people are on the floor at peak. That number drives everything: how wide the aisles need to be, how much open functional space you need, how many of each machine.

Then zone the room. Cardio together, selectorized strength together, free weights together, functional space open. Mixing them feels efficient on paper and plays terribly in practice, because every zone has different noise, different clearance needs, and different traffic patterns.

Then place the zones by traffic flow. Cardio near the entrance and the windows, because it is visual and it sells. Free weights where missed reps and dropped plates will not endanger a walkway. Functional space where it has room to breathe. Only after the zones are placed do you drop in individual machines using the square-footage numbers above.

The shortcut that is not a shortcut

You can eyeball this. Plenty of owners do. But eyeballing is how you end up moving a 2,000-pound equipment order around the floor on install day, discovering the rack does not fit where you pictured it.

Map it to scale first. Use the numbers here, leave the clearance honest, and pressure-test the peak hour before anything gets bolted down. That is the whole game. Space per machine is easy. Space per member at peak is the number that actually builds a gym people want to train in.
